Buying a flat or house question:

I live in a house on a plot that also has a cottage. I want to move into the cottage and my daughter and family move into the house. what is the easiest way to achieve this so they own the house and i the cottage

The most straightforward way to achieve this outcome is to tranfer the house into your daughter's name by way of a Transfer of Part on form TP1. This is a deed usually drawn up by a solicitor.

It will govern what is being transferred (and you will need a Land Registry compliant plan to attach to the deed) and also deal with easements for services and rights of way for example.

Once the house is registered in your daughter's name, the rest of the Land (to include the cottage) would remain in your name and your title would show your daughter's part removed.

If you have a mortgage on the property you would need to seek the lender's consent to any transfer before proceeding.
